What Can You Expect From Your Buyer's Agent?
1. Initial Consultation.
This consultation is to review your wants and needs in a new home according to style, location, size and lifestyle. Also, to provide a financial pre-qualification to determine price range, types of mortgages available, and the initial investment required.
2. Research the Market.
We research the market for all available new homes by all available builders that meet your criteria. This includes homes to-be-built, as well as completed homes and resales. We'll also determine any financial concessions that the seller or builder may be willing to offer.
3. Prepare Detailed Showings of Desired Homes.
These detailed showings picked from the plans review include neighborhood features, community features, builder standards and options, alternate elevations, and actual usage of space. We will take you through as many homes and communities as necessary.
4. Assistance with Negotiation & Preparation of Offer to Purchase.
Upon selection of your desired home, we will assist you with the negotiation and preparation of the Offer to Purchase (the actual contract may be written by the builder's representative) to insure the inclusion of all financial terms and all negotiated items.
5. Attendance at the Pre-Construction Conference.
We will attend the pre-construction conference with the builder or builder's representative. This conference will include site and plan review. We will ensure that the plans and specification match the contract as written.
6. Rough Framing Inspection Assistance.
We will make sure the home is framed according to the plans and blueprints, as well as advise you on the location of any electrical, phone and cable pre-wires. Translate construction as necessary.
7. Attend the Walk-Thru with You.
We serve as another set of eyes for you at the walk-thru and as a liaison with the builder. Our experience of finding issues of concern makes this step much more thorough than you would do on your own. The first walk-thru should be several days prior to closing to allow the builder enough time to complete any necessary "punch list" items.
8. Attend the Final Walk-Thru with You.
This final walk-thru will verify completion of the "punch list" items to your satisfaction and give you a complete orientation to your new home.
9. Serve as Advisor at the Closing.
We review your settlement statement for errors and will be with you at the closing to explain to you any legalese with the closing documents.
